    Choosing a Calgary backyard suite builder

    Our vetting criteria

    Completed Calgary backyard suites

    Addresses or permit numbers for suites they have actually finished in Calgary — not renderings, not renovations.

    Licensing and warranty

    Current business licensing, and new-home warranty coverage as required in Alberta for this type of construction.

    Insurance

    Proof of liability coverage and WCB standing, current at the time you sign.

    Scope clarity

    An itemized quote that separates design, engineering, permits, servicing, structure, finishes and site work.

    Servicing experience

    Demonstrated experience with onsite and offsite utility connections, which is the biggest cost variable on most lots.

    References you can call

    Recent Calgary clients who went through permitting and construction with them, ideally within the past two years.

    Contract and change orders

    A written contract with a defined change-order process, draw schedule and completion terms.

    Permit handling

    Clarity on who submits the development and building permits, and who carries the risk if a discretionary application is refused.

    Before you call builders

    Screen the lot with the feasibility tool, read the current rules, and bring the cost-driver worksheet to every conversation so you are comparing the same scope across quotes.
