- Is the existing suite permitted and inspected, or is it unpermitted?
- Is the property semi-detached? Backyard suites are not allowed on semi-detached properties.
- Does the property already have a secondary suite? Since the repeal, a property may have one or the other, not both.
- What is the land use district? Backyard suites are permitted in R-G and discretionary elsewhere.
- How is parking provided, given the reinstated parking requirement?
- What documentation exists — permits, inspections, drawings, real property report?
Buying a home that already has a backyard suite has its own checklist — read the buyer's guide. If you are buying a lot to build on, run it through the feasibility screening first.
