    What actually drives the cost of a backyard suite

    We do not publish price ranges. Cost depends entirely on the property and the scope, and any figure quoted without a site review is guesswork. This is the worksheet to take to builders instead.

    Why there are no numbers on this page

    Published "average" build costs, rent figures and return-on-investment claims are not sourced to anything specific to your lot. The honest version is a list of drivers and a set of questions — then two or three written, itemized quotes from builders who have walked the site.

    The cost drivers

    Site servicing and utility connections

    Whether water, sewer and electrical service can be extended from existing connections or requires new onsite/offsite work — usually the single largest swing factor. Get this scoped before budgeting.

    Foundation and soil conditions

    Soil, water table, existing structures and lane grade all change what foundation is required.

    Structure type

    Suite above a garage versus a single-storey garden suite changes structure, stairs, fire separation and engineering scope.

    Design and engineering

    Custom architectural design, structural and geotechnical engineering, surveys and a real property report.

    Permits and approvals

    Development permit, building permit and trade permits — including any discretionary review if your zone is not R-G.

    Parking and site works

    The reinstated parking requirement, lane access, driveway/apron work, landscaping and the required outdoor amenity area.

    Finishes and appliances

    Level of interior finish, cabinetry, appliances and mechanical systems selected.

    Season and schedule

    Winter construction, trade availability and schedule length affect the final invoice.

    Taxes and carrying costs

    Applicable taxes on new construction and the cost of carrying financing during the build. Confirm with your accountant and lender.

    Questions to put in writing to every builder

    1. Can water, sewer and electrical be served from existing connections, or is new onsite/offsite work required?
    2. What foundation type does the soil report and lane grade call for?
    3. Is the suite above a garage or single-storey at grade?
    4. Which drawings, surveys and engineering reports are included in the quote, and which are extra?
    5. Which permits and fees are inside the contract price, and which are billed through?
    6. How is the reinstated parking requirement being met on this site?
    7. What allowances are used for finishes, cabinetry, appliances and mechanical, and what happens when they are exceeded?
    8. What is the schedule, and how are winter conditions and delays handled in the contract?
    9. What taxes apply, and what are the carrying costs of financing during the build?
    10. What is the change-order process and how are overruns priced?

    Before you collect quotes, screen the lot with the feasibility tool and check the City incentive program, which may offset part of underground infrastructure costs where connections are required. For borrowing, see financing — terms vary by lender and require professional advice.
