    The Calgary backyard suite permit process

    Screening only — not an approval. This is a screening tool, not an approval. Nothing on this page confirms that a backyard suite can be built on a specific property — only the City of Calgary can do that through the development and building permit process.

      Confirm the property basics

      Land use district, lot width, lane access, whether the property is semi-detached, and whether a secondary suite already exists. Since the repeal, a property may have one of a secondary suite or a backyard suite — not both — and backyard suites are not allowed on semi-detached properties.

      Check whether the use is permitted or discretionary

      Backyard suites are permitted in R-G. In other zones the use is discretionary and requires verification with the City before you invest in design work.

      Development permit

      The development permit deals with the use and the site: setbacks, height, separation from the main dwelling, outdoor amenity area, suite area and parking.

      Building permit and trade permits

      Once development approval is in place, building and trade permits cover construction, structure, fire separation, plumbing, electrical and heating.

      Review timeline

      The City page states a 60-day review timeline. Incomplete applications are the most common reason timelines stretch.

      Inspections and occupancy

      Inspections happen through construction, and occupancy follows the City's sign-off process. Follow the City's own build-process page for the current sequence.

    Constraints to confirm first

    • Since August 4, 2026, a property may have one of a secondary suite or a backyard suite — not both.
    • Backyard suites are not allowed on semi-detached properties.
    • The parking requirement returned.
    • Backyard suites are permitted in R-G. In other zones they are discretionary and require City verification.
